Senior Property Portfolio Manager
Talent Evolution (Pty) Ltd is seeking a strategic and results-driven Senior Property Portfolio Manager to oversee a diverse portfolio of industrial properties in Johannesburg. In this role, you will be responsible for the end-to-end operational and financial performance of your assigned assets, ensuring high tenant satisfaction, regulatory compliance, and consistent service delivery.
As an experienced Senior Property Portfolio Manager, you will serve as the primary point of contact for stakeholders, focusing on maximizing portfolio returns, driving profitability, and actively pursuing new business opportunities. You will lead a property management team, ensuring that maintenance, leasing, and administration are executed to the highest professional standards.
Key Responsibilities
Portfolio and Property Operations
- Manage an industrial portfolio to ensure efficient, commercially sound operations and high service levels.
- Oversee day-to-day property maintenance, including both planned and reactive programmes.
- Conduct regular property inspections to maintain asset quality and resolve issues promptly.
- Supervise service contractors, ensuring all work aligns with property requirements and performance standards.
- Coordinate tenant installations to ensure delivery according to specifications and strict timelines.
- Maintain rigorous compliance with the Occupational Health and Safety Act and other statutory regulations.
Financial Management
- Develop, implement, and monitor comprehensive property income and expense budgets.
- Identify and execute opportunities to optimize rental income and control operational costs.
- Manage rent rolls, address outstanding arrears, and provide detailed financial performance reporting.
Leasing and Tenant Management
- Lead leasing efforts, including property prospecting, canvassing, and deal negotiations.
- Develop strategies to maintain sustainable occupancy and secure high-quality tenants.
- Manage lease documentation and ensure all agreements are accurately administered.
- Build and nurture long-term relationships with tenants, brokers, and industry stakeholders.
New Business Development
- Identify, evaluate, and pursue new business opportunities to expand the current managed portfolio.
- Prepare professional pitches, financial evaluations, and tailored proposals for prospective clients.
- Negotiate and finalize management mandates, consistently expanding the firm’s footprint.
Leadership and Governance
- Provide mentorship and leadership to the property management team, driving a culture of performance and professional development.
- Ensure all portfolio activities adhere to internal policies, POPIA, FICA, and property legislation.
- Manage operational risks and maintain accurate, audit-ready property records.
Role Requirements
- Grade 12 / Matric certification is essential.
- A tertiary qualification in Business, Property Management, or Real Estate is considered highly advantageous.
- 5–7 years of robust experience in industrial property management.
- Proven track record in managing commercial or industrial portfolios.
- Demonstrated success in leasing, tenant relationship management, and financial budgeting.
- Experience leading teams and managing external service providers.
- Proven ability to secure new property management mandates.
Professional and Technical Requirements
- A valid Fidelity Fund Certificate (FFC).
- Full compliance with the education and regulatory requirements set by the Property Practitioners Regulatory Authority (PPRA).
- A valid driver’s licence.
- Advanced proficiency in MS Office, specifically Excel.
- Hands-on experience with property management software such as SAP or MDA.
- In-depth knowledge of commercial lease agreements and property maintenance principles.
- Strong commercial acumen with a firm grasp of current industrial property market trends.
